In April 2007, Heritage Builders purchased a track of land in Onaga, KS with the dream of creating Heritage Springs Development.  We are working with the City of Onaga to turn that dream into affordable single-family dwellings. 

Heritage Springs is the first phase of a residential development with 10 lots available for custom-built homes.  Individuals and families interested in building a custom home in Onaga will have another option for affordable housing with the added benefit of no lot costs.  Heritage Builders has agreed to help the Onaga Community grow by allowing individuals to construct their dream homes on lots that are of no cost to the individuals as long as the homeowners live in the homes for 10 years. The City of Onaga has agreed to put in the utilities at their cost so there won’t be any specials as well. There has also been a tax incentive set up for constructing a new home in this development by way of a 10 year tax abatement. 

Heritage Builders is the exclusive builder in Heritage Springs and will contract with you to build your home.  Some of the highlights of the contract are as follows:

• Buyer must abide by the restrictive covenants on record. Click on the icon on the left hand side of the screen above, to see the full set of covenants.
• Buyer agrees to pay a retainer fee of $1,000.00 for lot and the fee will go toward the first construction invoice.
• Construction of said dwelling must start within 6 months of the signing of the sales contract.  If buyer fails to start construction on lot, the retainer fee will be lost and the lot will be open to other potential buyers.  If buyer wants to continue holding the lot, another $1,000.00 retainer fee will be required. 
• Buyer will be required to make a 20% down payment with a balance due upon completion.
• Construction must be complete within 12 months from ground breaking.
